Not sure about the laws in Canada, but here in the US, just because you own your land you may not own all the rights. Mineral rights and in some states, water rights, are bought and sold separately. So you could have a lovely spread, but not owning the mineral rights, have oil exploration suddenly become your neighbor. Or you could own the land, but are restricted to a specific zone that you can drill a well for water, as you don't own the water rights.
